This location is crawling with raiders. There's about 6 or 7 outside, and then another 4 or 5 once you get inside the house. The main place you want to reach it underneath the house though. You can either get there by dropping down inside a hole in the wall on the upper levels of the house or picking a master lock on the 1st floor. This will lead you through some tunnels where you have to jump down a couple of times and fight through a few more raiders before finally getting to the confrontation between Slab and Pickman. Slab has a couple raider companions with him so Pickman has little chance of survival without your help. Given that Pickman is pretty much a crazed serial killer anyway (though he might only kill raiders), letting him die isn't necessarily a bad thing. You choose like usual. I saved him. Slab hits pretty hard, so try to get the jump on him. As you can see, a railway rifle spike to the head along with a couple shotgun blasts takes care of him pretty quickly. The other two raiders die pretty easily. In return Pickman gives you a key which unlocks a safe behind one of his paintings in his house. There's a legendary knife inside.
The main reason you want to go through this location is for the Astoundingly Awesome Tales magazine and the Lockpicking Bobblehead. Overall, it's not too difficult but does take some time to complete. Watch out for the frag mines you'll find scattered about the place too. There's about 4 in total IIRC.
