This location is deceptively larger than it seems from the outside. You also have to jump from object to object in order to get inside. Once you're in you'll face mole rats inside the building, then feral ghouls and raiders down below. I ended up facing 3 legendaries (2 ghouls and one mole rat). I got an upgrade, so it was definitely worth it, but watch yourself down there. There's a ton of ghouls (one of them was a glowing one for me), and they can swarm you pretty easily if you're not careful.
The raider and his turret are very easy to deal with. He's a loner. Just use a sniper rifle or run and gun him down. Up to you. There's a fun little teddy bear car inside as well. A bit morbid, but funny nonetheless.
