This film explores a new approach to contemporary residential architecture, one where technology, sustainability, construction intelligence, and emotional comfort are conceived as part of the same architectural language.
Developed by D76 Incorporadora, this house reflects the company’s vision for a more efficient, integrated, and environmentally responsible way of building and living. Founded in 2021 by architect and entrepreneur Thais Keiko, D76 combines over two decades of experience in architecture, development, integrated engineering, BIM processes, and high-performance construction systems.
In this video, we feature an in-depth interview with Thais Keiko, who shares the philosophy, technical strategies, and architectural thinking behind the project, from material selection and environmental studies to automation systems and construction methodologies designed to reduce waste and improve long-term performance.
Built with exposed engineered timber structures, the house embraces a warm and restrained minimalist language with subtle oriental influences. Rather than layering materials, the architecture seeks continuity and cohesion through a carefully curated palette of textures, finishes, and tones. Structural elements remain visible throughout the house, reinforcing the honesty of the construction process and creating a direct connection between architecture and materiality.
The project was entirely developed in BIM, allowing the house to be modeled and coordinated in 3D from the earliest stages. This digital process extends into the user experience itself: through augmented reality, residents can access technical information directly from their phones, visualizing infrastructure hidden behind walls, understanding systems, installations, and the logic of the house in real time.
Technology is fully integrated into the architecture. The house includes complete automation systems, controlled through mobile devices, tablets, and wall keypads, alongside photovoltaic energy generation and off-grid battery storage systems designed to optimize efficiency and reduce operational costs.
Environmental performance was also a central premise of the project. Soil temperature studies, wind analysis, humidity behavior, solar exposure, and thermal comfort simulations informed decisions regarding openings, insulation systems, glazing specifications, and material choices. Steel frame walls combined with rock wool insulation and high-performance glass systems help regulate heat gain while maintaining openness and natural light.
Beyond aesthetics, the project questions conventional construction logic. By rethinking processes, prefabrication strategies, and material integration, D76 aims to reduce the enormous levels of waste traditionally generated by residential construction, an industry still heavily associated with inefficiency and environmental impact.
More than a house, this project proposes a broader reflection on architecture itself: not as isolated aesthetics, but as the integration of design, engineering, technology, sustainability, performance, and everyday living.
