The $25,000 Tiny Home on Wheels - He Built a Dream Home !

Hello TTI crew! Today we’re joining the Builders Blueprint team as they transform a bare 20‑foot trailer into a fully livable tiny home on wheels for under $25,000. The project kicks off by stripping off the existing pressure‑treated 2×8 decking to expose the steel frame, making way for R13 mineral wool insulation. To keep that insulation snug and wobble‑free, PVC trim pieces and L‑brackets are fastened directly into the metal frame using self‑tapping wood‑to‑metal screws—a tricky task made possible with the right hardware.
With the frame insulated, the crew installs a sturdy ¾″ OSB subfloor, meticulously measuring and fitting each panel to create a reliable base for everything that follows. They then build out the exterior walls using 2×4 studs set 16″ on center, nailing them into top and bottom plates and reinforcing key connections with exterior‑grade screws for added rigidity. For the roof, a central ridge beam becomes the backbone, held in place by temporary jigs while rafters—spaced at 24″ instead of the typical 16″—are braced horizontally to prevent any flex on the road.
Next comes structural sheathing: half‑inch engineered OSB panels cover the walls, providing both strength and an extra insulation boost. Openings for windows and doors are carefully pre‑covered, then precisely cut out to maintain the frame’s integrity. A layer of house wrap follows, rolled and secured every foot or so, with seams overlapping by six inches and all corners sealed with flashing tape to keep moisture at bay. Windows and the entry door are then framed, shimmed, leveled, and fastened with galvanized screws, ensuring a snug, weather‑tight fit before final trim.
Roofing begins with a galvanized drip edge that directs rain away from the walls, followed by a high‑temp ice and water shield underlayment acting as a secondary barrier. Custom‑cut metal roofing panels are screwed down one by one, and foam sealing strips and a ridge cap complete the watertight assembly. On the exterior walls, pressure‑treated furring strips create a breathable rain screen behind composite engineered siding. The boards are staggered for strength and painted for durability, while wooden battens and caulk seal every seam to keep out wind‑driven moisture and absorb tow‑induced vibrations.
Inside, the team frames modular interior walls in 30‑inch sections to accommodate doors, outlets, and fixtures. A 100‑amp electrical panel with 24 slots, along with 14/2 and 10/2 wiring and a 50‑amp external hookup, ensures plenty of power for lights, appliances, and off‑grid setups. R13 fiberglass batts fill the wall cavities, and instead of drywall, horizontal shiplap paneling wraps the interior in cozy, cabin‑style warmth.
The kitchen features a durable butcher‑block countertop sealed with polyurethane and a ceramic tile backsplash over cement backer board, while the bathroom boasts a custom Encompass shower base set in silicone, cement board walls coated with liquid waterproof membrane, and a sleek black rainfall showerhead. A space‑saving barn‑style sliding door leads into the compact 3.5×8-foot bath, where efficient plumbing and a thoughtfully placed toilet maximize every inch.
Throughout the main living area, light‑tone shiplap, vertical slatted accent walls, large windows, and dimmable LED lighting work together to visually open the space. Darker cabinetry and a stained slatted loft wall add contrast and texture, while Luxury Vinyl Plank flooring balances durability with warmth. A mini‑split HVAC system, water filtration, and efficient PEX plumbing underscore the build’s long‑term resilience.
