In Thionville, Florian and his father set out to accomplish something ambitious: build a fully compliant, energy-efficient home for under €70,000 — and finish it in just four months. What followed was a carefully planned, hands-on journey from bare soil to a completed modern home.
The project began where every strong house should — with a solid foundation. Given the region’s fluctuating temperatures and steady rainfall, proper groundwork was critical. After precise site measurements, concrete footings were poured to create a stable, frost-resistant base. Crawlspace walls were constructed using 20 cm hollow concrete blocks, each meticulously aligned for level and structural accuracy. A reinforced concrete chain beam tied the structure together horizontally, ensuring long-term durability.
With waterproofing applied to protect against moisture, the build moved upward. Prefabricated industrial roof trusses were selected for efficiency and consistency. Once anchored and braced, a breathable underlayment membrane was installed, followed by wooden battens and carefully staggered roof tiles. Ridge tiles were secured using a dry-fix system, creating a clean and weather-resistant finish.
Windows and doors were then installed with precision, allowing natural light to enter through properly sealed frames. The exterior façade received its finishing touches, marking the home’s visual transformation from raw structure to polished shell.
Inside, technical installations began. Insulation was a priority, with reflective vapor membranes and glass wool layers installed to meet energy performance standards. Electrical conduits were routed through ceilings and walls before drywall panels were mounted. A galvanized steel framing system created cavities for wiring and plumbing while improving thermal continuity.
Partition walls were constructed using a modern metal-stud plasterboard system, complete with mineral wool insulation for soundproofing. Moisture-resistant boards were installed in sensitive areas. Drywall finishing followed, with joints taped, layered, sanded, and primed to achieve smooth surfaces ready for paint.
The electrical system was completed with a centralized distribution board and separate circuits for lighting and outlets. After extensive masking and preparation, primer and final coats of paint were applied using an airless sprayer, resulting in a bright, uniform matte finish.
Floor insulation panels were laid across the concrete slab, followed by a self-leveling screed. Laminate flooring was installed with proper expansion gaps to accommodate temperature changes. Outside, the project extended to fencing, exterior plumbing, rainwater management, and underground drainage systems. Ventilation for the boiler room was finalized to ensure safe airflow.
From foundation to final detailing, every stage reflected thoughtful planning, technical precision, and disciplined budgeting. The result is not an extravagant showpiece, but a practical, energy-efficient home built with integrity — a testament to teamwork, craftsmanship, and the power of doing things the right way.
