It's impossible to enter Greentech Genetics (without console commands anyway) until you're on the Hunter/Hunted quest. The building is full of gunners and turrets, but the most difficult battle is at the top against a courser. Combat rifles and combat shotguns are the best weapon against the gunners, but the courser you'll definitely want the combat shotgun over the rifle as high damage is definitely wanted here. The courser will go invisible and you'll have to track him by the blurry outline. It's not an incredibly difficult fight, but you can't use VATS so you'll need to pay attention when making your shots.
Apart from rescuing the synth (if you choose to do so anyway) and completing the Hunter/Hunted quest, you''ll also find a Massachusetts Surgical Journal at this location. Be sure to pick it up before you leave.
