Last June the regulator over Fannie Mae and Freddie Mac ordered them to figure out how to count crypto as a real asset on a mortgage application without making people sell it first. Nine months later CNBC ran the headline: Fannie Mae accepts first crypto backed mortgage product. Built by Better, a lender that has funded over $110 billion in home loans, working through Coinbase.
Two loans close at once. One is a normal mortgage. The other covers your down payment, backed by Bitcoin parked in a Coinbase vault. Same rate, one payment, and no tax bill because you pledge the coins instead of selling them. No margin calls either. If Bitcoin drops 50% tomorrow nothing happens. Your coins only get sold if you stop paying for 60 days.
The nationwide rollout hits this summer, and Better says the wait list alone is worth $250 million. Phase two, counting Bitcoin itself as savings on your application, is already sitting on Fannie Mae's desk.
