Plenitude is a high-rise residential tower designed by Marcio Kogan and Studio MK27, located at Dr. Melo Alves, 555, between Oscar Freire and Estados Unidos Street, in São Paulo’s Jardins district.
Set on a rare 3,000 m² site, the project rises through 44 floors with a pure, restrained volumetry that reinterprets Brazilian modernism through contemporary architecture. The design is structured around three key gestures: a rhythmic concrete base, a continuous tower volume that avoids traditional setbacks, and a subtle rotation from mid-height upwards, orienting the building toward the Jardins skyline.
A defining feature is the 22nd-floor gym, entirely dedicated to wellness, offering 360-degree panoramic views of São Paulo and dividing the residential typologies above and below. Landscaping wraps the building on all sides, with vegetation on every floor and a fully green façade supported by micro-drip irrigation.
At ground level, a widened sidewalk forms a small public plaza leading into a double-height lobby where water, art, and dense landscaping create a calm transition from city to interior.
