Why I'm Slowly Firing Every Property Manager I Have
For years I've relied on property managers to oversee my rental properties from a distance. It's still true that the right property manager its an important part of your out of state investing team. But in 2026, that changes for me!
My goal is to gradually phase out property management and keep more of my rental income where it belongs—in my pocket. Paying 10% monthly and First months rent placement fee is not a smart move when you can list, find and place tenants yourself.

• Why I'm moving away from traditional property management
• The true cost of placement fees and monthly management fees
• How much additional cash flow self-management can create
• Why no one will ever care about your money more than you do

Rather than taking over every property immediately, I'm using a gradual strategy. Every time a property becomes vacant, I take it back from the property manager and add it to my self-managed portfolio.
Long Distance investing doesn't have to mean giving up control. With the right systems and the right people in place, you may be able to increase your profits while maintaining oversight of your properties.
