Father and Son Investing and Working in Gary Indiana! Tenant Turnover Are A Mess!
I just returned from a 3-day trip to Gary, Indiana with my 9-year-old son James and my partner Ryan “All Nighter” Heider, and this video shows the real, unfiltered reality of long-distance real estate investing.
This trip wasn’t about theory or spreadsheets — it was about boots on the ground, putting in the real time as an operator and doing the work OURSELVES!
While in Gary, we worked on multiple properties, including:
A single-family rental that needed a full clean-out and some touch up!
A duplex that had just been destroyed by tenants after a domestic violence incident!
The duplex tenants lived there for just three weeks before things fell apart. One tenant was arrested, rent was never paid, and they moved out after causing serious damage — destroyed doors, piles of trash, kitty litter, and food left throughout the unit. This is the side of real estate investing most YouTube channels don’t show.
This was also James’ first time in Gary. At just 9 years old, he was learning how to work with his hands, help the team, and see firsthand what real estate ownership actually looks like. He was featured throughout the video and even shared that he had a great time spending time with me and my crew — a moment that meant more to me than any cash flow number.
