In 2023, I bought a triplex in Gary, Indiana for $60,000. The plan was simple: put $30k into renovations and have a solid cash-flowing property. But the reality? A complete disaster.
After closing, my contractor came back with a new estimate: $80,000 instead of $30,000. I switched contractors, thinking I could save the deal. Fast forward over 2 years later… the building is still abandoned, half remodeled, and has never housed a single tenant.
