Evanston has always been a desirable place for families to live - diverse, creative, and community-driven.
It was affordable once upon a time.
But look around now. It appears developers are turning each ward into million-dollar developments, and the pace is accelerating under Envision Evanston.
Don’t take my word for it.
These slides come straight from a public presentation showing what’s happening block by block:
🏚️ 9th Ward - 2126 Cleveland
• Before: $165,000
• After: $919,000
🏡 7th Ward - 2102 Harrison
• Before: $520,000
• After: $1,649,000
🏠 5th Ward - 2106-2110 Darrow
• Before: Vacant double lot
• After: $950,000
This isn’t just about property values…it’s about who gets to stay and who gets pushed out.
Because when prices and taxes rise like this, longtime residents, many on fixed incomes, can’t keep up.
Evanston calls it revitalization.
But if the people who built the neighborhoods can no longer afford to live in them, what exactly are we “reviving”?
And here’s the real kicker:
If your council member is trying to sell you on a so-called “15% inclusionary housing” plan, where developers walk away making out like a fat rat while you end up footing the bill through taxes and higher costs, then you need to get a new council member in the next election.
Because that’s not representation…that’s an insult to your intelligence and your wallet.
Let’s be clear: this is bigger than one mayor or one policy.
But under Daniel Biss’s leadership, this shift has sped up and residents deserve transparency, not spin.
