Elliot Seldner at Fair Share Farm in North Carolina built his entire operation on this principle: never invest in anything that can't pay for itself in one harvest. He started in 2014 on 10,000 square feet, farming solo while his wife Emma taught school full-time. Today he farms multiple acres, owns seven acres and leases twelve more, employs a team, and serves 150–200 families per week.
The system: 20 caterpillar tunnels at $1,400 each ($28,000 total), each paying for itself in a single lettuce harvest. Paper pot transplanting puts 2,400 plants in the ground per person per hour. Lettuce turns over in 55 days, producing 5–6 crops per space per year. The result: 40–50 weeks of lettuce production in North Carolina.
Elliot calls lettuce his "cash flywheel" — the one crop that pays the bills, funds experiments, and keeps the business running year-round while everything else grows. When COVID shut down his restaurant accounts overnight, the system let him pivot from wholesale to direct-to-consumer within weeks.
The one-harvest rule: if it can't pay for itself immediately, it doesn't belong on the farm yet.
