Almost a year ago, I sold my first flip house. You can see the whole series on my YouTube channel but... I totally just *forgot* to post the before and afters. I have no great explanation other than this was the most exhausting process and once I crossed the finish line, I think I mentally just offloaded the whole thing from me brain. Ha! I shared everything on social media and my website (see the post here: atcharlotteshouse.com/flip-house-before-and-after/). To review... this was a sweet 3 BR house in an amazing neighborhood nearby. It had essentially had the same owners for decades and aesthetically that was kind of evident when I bought the house. I loved that the project seemed, in essence, to be one big giant cosmetic makeover. In practice, I learned that if a house hasn't been touched aesthetically for a while, then it stands to reason that other things haven't been updated either.
I did most of the work on my own. Stripping miles of wallpaper, painting, demo, tiling, adding a patio... and I had a contractor help me frame out one corner of the bathroom, install a new window, trim out a few windows and help with subcontractors for the miles of drywall, refinishing the floors and a surprise fix for the staircase.
I am SO proud of this little house and love the way it turned out. I didn't cut any corners and was able to turn around a sweet but dated and poorly maintained family home. The question I'm asked a lot is whether I made money on this project and the short answer is no... I broke even which isn't exactly what I wanted to show for this project, but I went into it knowing that it was something I wanted to try and there's no better way to learn about anything than to just do it so that's what I did. In principle, I LOVED bringing this old home back to life. In practice, the math is tough in our part of the world once I factored in carrying costs and the legal expenses and the broker's fee, etc. etc. I'm not actively looking for another flip house, but... I'm always keeping my eyes peeled *just in case*.
