The numbers on a rental can look great, but that doesn’t automatically make it the best investment. With this Cleveland property, my concern isn’t necessarily the cash flow—it’s the location. For shorter-term investment strategies, I’d rather be closer to downtown Cleveland, University Hospitals, and other major employment and demand drivers where you may have stronger appreciation, resale, and tenant demand. The lesson is simple: don’t get so focused on the spreadsheet that you ignore where the property actually sits.
