Everybody chasing federal work wants the sexy stuff. New construction. Big builds. Million-dollar headline numbers. Meanwhile, somebody just quietly walked off with $110,000 to install garage doors on a federal facility.
That's the lesson I want you to chew on today.
Federal agencies have thousands of buildings, and every one of those buildings has doors, roofs, HVAC, fencing, paving, signage, and yes — overhead doors that break, wear out, or need replacing. These small, specific, repair-and-replace scopes get put out as RFQs constantly. And most of them get bid by a tiny handful of contractors because everybody else is too busy chasing the wrong work.
Here's what new contractors miss: an RFQ for $110k in garage doors is a better starting point than an RFP for a $3M renovation. The scope is defined. The risk is contained. The bonding is minimal or none. The performance window is short. You get in, do the work, get paid, and now you've got past performance on a federal job.
That past performance is the currency. One $110k garage door award turns into the next award, and the next, because now you're not a stranger to the contracting officer — you're a known quantity who delivered.
The contractors I see win consistently aren't the ones swinging for the fences. They're the ones who figured out that federal construction rewards boring, repeatable, well-priced scopes that nobody else wants to bother with.
If garage doors, fencing, signage, roofing, or door replacement is anywhere in your wheelhouse — you're already closer to a federal award than you think. You just don't know where to look or how to price it without giving away the upside.
