UWM just rolled out their "Free" 1-0 Temporary Buydown — and on a $600,000 loan, it drops a buyer's first-year payment by about $280/month, or roughly $3,400 over the first 12 months. It's lender-paid, so the buyer pays nothing out of pocket for the buydown itself.

But "free" isn't quite accurate. Here's why — and when the math actually works in your client's favor.

📊 THE NUMBERS

- Year 1 savings: ~$280/month on a $600K loan = ~$3,400 total
- Year 2-30: full note rate kicks in
- Trade-off: same rate sheet has a slightly lower permanent rate available without the buydown
- Break-even point: ~3 years 7 months
- If you refinance or sell before then → buydown wins
- If you hold longer → the lower permanent rate wins

📈 WHY A REFI INSIDE 3.5 YEARS IS LIKELY

The 10-year Treasury just bounced from a late-February low of 3.97% back up to 4.46% — that's almost half a percentage point of upward move in about ten weeks. Plenty of room to fall back. Most major forecasters expect rates to drift lower through late 2026 and into 2027.

Combine that with the fact that the average U.S. mortgage only lives 5-7 years (refinances + home sales), and a refi window opening inside 3.5 years is more likely than not.
