The short version: condos are getting easier to finance in 3 ways and harder in 2.
✅ EASIER (in effect now) • Investors can buy again — the 50% owner-occupancy limit is gone • Insurance requirements loosened — buildings flagged "unavailable" can come back • More projects qualify with less red tape (small projects + Florida)
⚠️ HARDER (coming on set dates) • Limited Review goes away Aug 3, 2026 — affects an estimated 40–65% of condo loans • Reserves get stricter — Aug 3, 2026 and Jan 4, 2027
