this requires a super optimized route, a decent amount of familiarity and lastly the 3x speed hourglass/elf buff. if you need to you can scrub frame by frame on youtube with the comma and period keys
my non sped up time was around 48 seconds so the 3x speed up isn't necessarily 3x faster, because there's a minimum time to perform every action. so keep this in mind when planning your route. ie don't grab that extra firefly if you don't need to.
shaving off the last second was a real struggle and required a bit of familiarity farming with the necromancer buff. some spots to farm would be the barrels by the assassin, the mountain path and interacting with the chancellor, or talking to the necromancer (do this without the bottle of wine since it's quicker). you can find my route here youtube.com/watch?v=L9LfwKZ0pkM
one more thing to note is that the FIRST time you perform an action in each loop you gain far more familiarity (something like 3x I think) so definitely keep that in mind when planning your farming route with the love buff.
get heart (speed) levels early. I had 10 mana levels and 19 body before fighting the demon. I bought 3 large mana flasks and no life flasks. I got four upgrades from the blacksmith and killed him and the priest for extra flasks.
lastly, for whatever reason, you take less damage in 3x mode, so if you're dying on the demon without speed up, it's possible you could kill him with the speed so make sure to plan your levels and damage around that.
