This video talks about the basic requirements for an efficient and useful house. I only show the basic useful rooms which should be put near the entrance portal for easy access. All of the other rooms can be put anywhere so showing in the video isn't helpful.

In short, start off with the basic chapel, workshop, quest hall, and portal chambers and add on from there.

-------Rooms Close to Entrance Portal - Useful features-------
Chapel - Gilded altar + any burners
Workshop - Repair stand, work bench
Quest Hall - Mounted glory
2x Portal Chambers - Kharyll, Ardy, Camelot, Varrock, Falador, Lumbridge Portals
Menagerie - Mini obelisk + pet storage

-------Useful Rooms that can be put anywhere-------
Costume Room - Holds tons of items and sets
Study - Dahmaroc Statue, Lecturns for making teletabs, telescope for finding stars, Bookcase for holding random books(bookcase can also go in quest hall)
Kitchen - not all that great, but can be used for cooking/construction boosts
---For training
Bedroom - 2 beds required in order to hire a servant
Dining room - mahogany tables + bell pull to call servant
Dungeon - Dungeon Doors
Kitchen - Oak larders

---Chapel---
75 construction, 2 marble blocks, 2 bolts of cloth, 4 gold leaf for gilded altar
61 construction, 2 steel bars, 4 oak planks for the incense burner

---Workshop---
55 construction, 8 oak planks, 1 limestone brick for the best repair stand
77 construction, 10 oak planks, 6 steel bars for the best workbench

---Quest Hall---
47 construction
3 teak plank, 1 uncharged glory for the mounted glory
3 mahogany planks for the bookcase

---Portal Chamber---
50 construction
9 teak planks and 2 limestone bricks per chamber
100 casts of each teleport you want(lumby, fally, varrock, ardy, cammy, yanille, canifis)

---Menagerie---
41 construction, 1 marble block, 1k spirit shards, 10 of each of the 4 basic charms to make a mini obelisk
4 oak planks, 4 teak planks, 4 maho planks, 1 gold leaf for Mahogany Pet Feeder
4 mahogany planks, 1 magic stone for the best pet house

---Costume Room---
I recommend just buying these items as flatpacks on the ge so you don't have to build some and upgrade later. The cost is about the same(usually cheaper) as getting the supplies yourself(it's about 1.3m for all of the highest level versions. If you just choose all the maho versions it's about 2k total). The highest level versions that I've listed below allow you to hold any number of the items in them.

67 construction, 3 Teak planks, 2 gold leaves, 6 pieces of soft clay for teak shelves 2. If you have these and ask a butler to get you tea, he'll bring you a tea which boosts your construction level by 3.
