California law AB 1033, passed in 2024, allows cities to let homeowners sell accessory dwelling units (ADUs) as separate properties. The law requires local governments to adopt their own ordinances, and while some cities have already done so, others are still working to implement them.

Supporters say the policy could expand homeownership and help address California’s housing shortage. Critics warn it could increase density, parking challenges, and backyard development.
