Pole barns are being increasingly used as residential structures despite being designed for agriculture, meaning they lack the necessary components like proper water and condensation control for a durable, climate-controlled home. While the structural shell may be cheap, the savings are completely negated by the high cost of insulating, air sealing, and finishing the much larger surface area required for a residential application. Insulating is also structurally tricky, as the horizontal girts create awkward gaps that are difficult to fill with standard batt insulation, often requiring expensive solutions like spray foam or complex exterior rigid insulation systems.
