Buying bs renting over 3 years is an easy decision. Rent. If you don’t plan on living there for longer than 3 years, you won’t be able to take advantage of much market appreciation or principal pay down, especially after you consider the fees of buying and selling.

Unless, you plan on turning the property into a rental 3 years down the road. Then that changes the entire question, and also, likely, the type of home and analysis needed on the front end.
