There are 5 big reasons in my mind why a house won't sell when others are selling around it.

Reason 1 : poor staging / furniture that distracts or is too big for a room

Reason 2: Lack of depersonalization - too many personal momentos, portraits, weird tastes - Neutralize the house for a potential buyer!

Reason 3: the house SMELLS - remove any pet odors or other smells (cigarettes etc)

Reason 4: Outdated fixtures and appliances

Reason 5: You're OVERPRICED! Fixing this can sometimes fix the other reasons why it hasn't sold yet.
