A parking lot, a tent, a pack of scissors. That's the entire retail infrastructure for a farm that grossed $158,500 last year.
Megan Neubauer runs Pure Land Farm in North Texas with her dad. Two people, no full-time employees. For five years they ran a traditional market garden year-round — their best year grossed under $50,000. Then they flipped the model: same land, same two people, but instead of harvesting, washing, and hauling to market, they open the gates and let customers pick. Eight weeks of open season, about 30 pick days.
The books: $158,500 gross. $110,000 from produce and flowers customers harvested. $44,000 from admission (season passes and $5 day tickets). $4,000 from field trips and events. Total expenses: $46,500 — including $10,000 in soil amendments, $8,300 in greeter/cashier salaries, $5,000 in transaction fees, and $3,600 in insurance. Net profit: $112,000.
They left $12,000 in the business account and split $100,000 — $50,000 each.
The engine: 750 season passes sold the week before opening. Of those, roughly a third never showed, a third came once, and 250 came three or more times. Those 250 are the business. Megan keeps them coming back through personal text messages via a CRM — crop updates, not sales pitches.
Average customer spend: about $45 per visit ($40 produce, $5 admission). No walk-in cooler, no wash station, no delivery van, no farmer's market booth.
