From above, Palm Beach looks like paradise — a narrow island between the Atlantic Ocean and the calm Lake Worth Lagoon.
But beneath that perfect coastline lies a century of design, regulation, and money.
In this video, I explore how Palm Beach and West Palm Beach became one of America’s richest corners — where geography created desire, rules kept it rare, and wealth turned it into an idea: permanent exclusivity.
We’ll look at how a railroad tycoon and an architect shaped the island’s identity, why strict zoning laws froze it in time, and how modern finance transformed the mainland into “Wall Street South.”
Today, more than 300 hedge funds and private-equity firms — including Citadel, Goldman Sachs, BlackRock, and Elliott Management — operate in Palm Beach County, while some of the most expensive homes in the U.S. sit quietly across the lagoon.
