Three months ago, we were told the impact on rents would be modest. The latest data tells a different story. Rents have risen significantly faster than forecast, reminding us that housing policy doesnโ€™t play out on a spreadsheet. It plays out in the lives of tenants, investors, buyers, and everyday Australians.

Good policy starts with good modelling. Great policy is prepared to adapt when the evidence changes. The question now isnโ€™t who was right. Itโ€™s whether decision-makers are willing to respond to what the market is actually telling them.
