Thematic Island
Thematic Island is a full sim or homestead ground level installation. This comes from a 1 prim Rezzer, and when fully deployed, uses slightly less than 4800 LI (or prims). Unlike rezzing projects at higher levels in the space above, ground or sea-level projects involve changing the terrain of the region, and then adjusting the Linden sea, which appears infinite on the horizon. Proper use of sky and sea EEP settings can create a truly magical effect.
The video shows step by step how to build a region from scratch using a project such as this one. There are many such projects available on the marketplace for full-and partial regions, and I include the link below.
