The Renters’ Rights Act was supposed to give tenants greater protection, improve security and create a fairer rental market. But I believe it’s having the opposite effect.
In this video, I break down why the Renters’ Rights Act could be pushing rents higher, reducing the supply of rental property and making life harder for the very tenants the legislation was designed to protect.
We’re already seeing huge demand for rental properties across the UK, landlords reconsidering whether they want to stay in the market and major changes to how landlords can regain possession of their properties.
I explain what the abolition of Section 21 could mean in practice, why increased reliance on Section 8 and the courts matters, and what happens when landlords leave the private rented sector while tenant demand remains high.
But this isn’t just about the problems.
I also look at the property investment opportunities that could emerge as nervous landlords sell, why I believe 2026 presents a buyer’s market for strategic property investors, and how strategies such as below-market-value property, rent-to-rent, serviced accommodation and purchase lease options could benefit from changes in the UK rental market.
Property legislation changes. Markets change. The people who understand what’s happening and know how to adapt are the ones who can spot opportunities while everyone else is panicking.
