In this video, I take a deep dive into Jeff Rutkowski and his real estate education company, Kingdom 320, and break down the exact sales funnel they use to promote their coaching program.
This review isn’t a personal attack — it’s an analysis of the business model, marketing strategy, pricing transparency, and overall value of the Kingdom 320 real estate course.
I explain how Kingdom 320 follows the same playbook used by many online real estate gurus:
First, they sell the dream — vacations, money, time freedom, and more family time
Then they pivot to a relatable origin story — working full time, saving money, wanting more out of life
Next comes the mentor narrative — “If I only had someone to guide me, I would’ve succeeded faster”
Finally, the pitch — buy the course, get the mentorship, and build wealth like Jeff did
I criticize the lack of originality in this pitch because it’s used repeatedly across the online coaching space. I also discuss how Jeff leans heavily into his Christian faith, framing Kingdom 320 as a mission to build God’s kingdom, which may resonate strongly with some people and turn others off.
I also cover pricing concerns. Kingdom 320 does not list concrete pricing on their website, which appears intentional to push potential clients onto a sales call.
At the higher price points, I believe the course is far too expensive. At the lower end, Kingdom 320 could potentially be a reasonable value, depending on the content and the student’s experience level.

The salesperson I spoke with was not high-pressure
Once they learned I was an experienced real estate investor, they openly stated Kingdom 320 likely wasn’t a good fit for me
Most online reviews I’ve seen about Kingdom 320 appear to be generally positive
I close by giving my honest opinion: Kingdom 320 may be worth it IF the price is right, but buyers should be extremely cautious, understand what they’re actually paying for, and compare it to cheaper alternatives before committing.
