I’m Self-Managing 9 of My 30 Rentals… Now I Need Better Software
My journey into self-managing my real estate portfolio continues.
I currently own 30 rental properties, and after years of relying on a property manager, I’ve started making the transition toward managing more of my rentals myself. I’m currently self-managing 9 of my 30 properties, and one thing I’m quickly realizing is that having the right systems and software can make a huge difference.
In this video, I sit down with Dana Dunford, CEO of Hemlane, a property management software company built to help landlords manage their rental properties.
I reached out to Dana because I wanted to take a closer look at Hemlane and see whether it could be a good fit as I continue my transition from using a traditional property manager to self-managing my rental portfolio.
We discuss:
• What Hemlane is and how it works
• The features available to landlords and property owners
• How Hemlane can help with self-managing rental properties
• Tenant and property management tools
• How the platform fits into a landlord’s day-to-day workflow
• How to actually use the software
• Hemlane’s pricing and what it costs
• What you get at the different pricing levels
• Where software can help—and where the landlord still needs to be involved
• My thoughts on whether a platform like Hemlane makes sense for my growing portfolio
For me, this isn't simply a software review. It's part of a much bigger experiment: figuring out whether I can successfully take more of my portfolio in-house and reduce my dependence on a traditional property manager.
I’ll continue documenting the process as I go—from the challenges of self-managing to the systems, technology, contractors, tenants, and processes I’m putting in place along the way.
If you're a landlord considering self-management, or you're thinking about moving away from a property manager, I hope this conversation gives you some useful things to consider.
