How Much a Luxury Container Home Makes on Airbnb?  @devonloerop

Understanding the financials behind an Airbnb is important and these are the steps I took to understand what my Airbnb can make in a year. Way before I even got close to the buying the property for my container home Airbnb I had to to determine if it was going to be a financially lucrative venture. In this video I break down the steps I took to see how much The Pacific Bin would make me in one year.

1 - Research Your Area
My first step was to determine where I wanted the Bin to be located and how much homes in those areas list for as well as their occupancy rates. I landed on the Sultan, WA area as it's at the foothills of the mountains (don't have to worry about massive amount of snow, like homes deep in the mountains), but still close enough to only be 10-15mins from stunning hikes and mountain activities. I did this analysis with 75+ homes in the area to make sure that I really had a good understanding for the area I was going to build.

2 - Find Comparable Homes
Finding similar homes as to what I was building was the next step. I wanted to see what other similar container homes looked like throughout the United States and WA and how they performed on Airbnb. I noticed that on average container homes demand roughly a $100 premium when compared to other homes where they are located. I did this with over 30 homes to make sure that I really understood the container home market. 3 - Developing the Bear Case
The "Bear Case" is the worst case scenario, assuming that everything goes wrong, the home doesn't get traction on social media, the occupancy rate is low, and I'm not able to charge the premiums that I had intended. My worst case scenario would be $275/night at a 65% occupancy rate which would throw off a net income of $53k/ year, yielding a 10.2 year return on investment, assuming my current budgeted amount of $560k all in holds true.

4 - The Bull Case
In a BEST CASE scenario I assumed that The Pacific Bin would be able to achieve a per night cost of $490/night at a 95% occupancy rate. This would throw off a net income of $158k/year. This would be an earth-shattering ROI of only 3.5 year. This number sounds ridiculous but I know multiple listings that have done this.
