Homebuyers finally have some power back! During the crazy Pandemic Housing Boom in 2021, almost no sellers were dropping their prices—only about 11 out of 100 homes had a cut. Fast forward to June 2025, and now over a quarter of sellers are slashing their prices to get buyers in the door. That’s a massive shift. Price cuts don’t always mean values are crashing, but when the number keeps climbing year after year, it’s a clear sign the market is cooling. In the Northeast and Midwest, sellers are holding steadier, but in boom areas like the Sunbelt and Mountain West, reality is hitting hard and discounts are everywhere.
