Five things to watch in UK construction this year

Looking ahead to 2026, a few themes most likely to shape this year. These are the five I feel are most likely to be the big ones:

1. BSR & Gateways – Whether Gateway 3 delays start to mirror Gateway 2, or if high-rise delivery finally begins to move at pace again. Gut feel GW2 is a Q1 and 2 challenge with green shots from Q2 onwards.

2. Construction Product Reform (CPR) – All depends on what happens with the roadmap and legislation but will at minimum start to shape product passports, testing and traceability moving from theory into practical impact.

3. Viability – Still the biggest constraint on delivery, and the question of what genuinely changes to unlock it.

4. Sustainability – Will we see ongoing tension between whole-life carbon ambition and scheme viability.

5. MMC – Panelised approach continuing to dominate the MMC maturity, offering flexibility without the rigidity of full volumetric solutions, Especially in markets where MMC is a newer buzzword.

The themes are familiar, but the way they will challenge construction feels different this year.
