This is about as close as Fallout 4 gets to the walking dead. Well, maybe the Barbie version of the walking dead since everything's pink. In any case, there are a LOT of ghouls here. And fighting them will draw more. You'll find that for the first few minutes you're in this location you'll continually get attacked by waves of ghouls unless you sneak the entire time (and even possibly then if you get detected at all). There's a good 35 or so ghouls total here, but they're generally fairly easy to kill. They're all called feral ghouls and some of them have considerably more health than others though, so don't assume you can one shot all of them.
There's a lot of good to be found here as well. Lots of decent junk and an Unstoppables comic that gives you a 1% chance to avoid all damage from an attack. The story here is pretty messed up. Apparently the charter school was taking money from a nutrition company to feed the children nothing but pink tasteless, odorless paste. They all turned pink and very possibly into ghouls from it. It's definitely possible they turned into ghouls from the radiation following the bomb dropping as well. Who knows. In any case, there's paste everywhere.
