In Gangneung, South Korea, Hong and his team take on a direct-managed construction project that begins with little more than an excavated site and a detailed structural plan. What follows is a highly coordinated building process combining reinforced concrete foundations, an H-beam steel frame, insulated sandwich panels, specialized windows, exterior cladding, and a metal roof system.
Each stage depends heavily on the accuracy of the previous one: foundation levels determine column positions, steel geometry controls the panel installation, and every opening in the envelope must later be sealed against air and water.
From the beginning, the project is treated not simply as a matter of assembling materials, but as a sequence of engineering decisions in which load transfer, thermal bridging, moisture control, tolerances, and construction efficiency all have to work together.
Then, the location adds another layer of difficulty, as Gangneung’s seasonal cold, strong winds, rain, and occasional heavy snowfall influence how the crew schedules work and how the envelope is detailed, especially around insulation, waterproofing, roof protection, and elevated construction.
At the same time, the project explores one of the major advantages of modern steel-and-panel building systems: speed. Many components arrive prefabricated and can be erected, fastened, sealed, and finished far more quickly than in a conventional masonry build, but that efficiency only works when measurements and preparation are exceptionally precise.
