After a loan is clear to close, there is one last step: the verbal verification of employment. This week I made that call and found out my borrowers had changed jobs two weeks earlier without mentioning it.
They still qualified. But the timing of a job change is what decides whether your closing moves or not.

Three things worth knowing:
- On an offer letter, your start date can fall up to 90 days after the note date (Fannie Mae B3-3.3-03)
- Start before closing and you wait for a full paystub, often 21 days or more
- On a brand new job you qualify on base pay only
