CDI designed preparation of the unit to permit its client, North Coast Enterprise, to pre-salvage the Down Tower Assembly (DTA) before CDI’s felling of the unit into that area which minimized disruption of wind farm and agricultural assets at the site.
Total preparation time was less than 24-working-hours.
The unit was felled by CDI on May 22, 2023, and debris from the unit was cleaned up and removed by North Coast and their site contractor by May 31, 2023.

CDI placed a total of 415 pieces of linear shaped charges combined with an additional 91 sticks of conventional explosives on four (4) levels of the structure, for a total quantity of 298.349 lb of explosives as part of the implosion sequence to rotate the boiler house to the east.
The implosion went “exactly” as planned without interruption of service in the operational switchyard just 200’ from the boiler house.
While the developer considered felling the multi-flue concrete chimney in the same sequence with the boiler, the decision was made to fell the boiler alone in this phase to avoid mingling the chimney’s concrete debris with the steel to be salvaged from the boiler implosion operation. The chimney will be felled at a future date once the boiler debris is cleared.
The community will be given plenty of notice so that they can say “goodbye” to the 500’ tall structure they used as a navigation aid to find their way home from the water, for so many years.

Gramercy Group, Inc. (Gramercy), was retained by the New York City Department of Design & Construction and LIRO Engineers, Inc., to demolish the remaining structures on the island, including the structurally unsound, 1912 vintage power house chimney that had been modified and damaged over the years to the point where Gramercy had concern for worker safety under both hand or mechanical demolition options. After deciding that an explosives felling of the 135’ tall chimney would be the safest means of bringing the damaged structure to grade, Gramercy contacted Controlled Demolition, Inc. (CDI) of Phoenix, Maryland, to assist in the demolition of the Hart Island Chimney.
After working closely with Chief Inspector Joe Meyers of the New York City Fire Department Explosives Unit to issue permits for the project on a fast-track basis, CDI mobilized to the site and used proven methods to protect personnel from potential fall of debris from above while preparing the severely damaged chimney in just eight (8) working hours. On the morning of January 30, 2023, CDI safely felled the damaged chimney without disturbing burial sites as close as 100’ from the fall path of the chimney.

Located on the New Bedford Foss Marine Terminal waterfront, the 190’ tall, reinforced concrete chimney (which sat atop a 68’ tall boiler house) was dubbed New Bedford’s iconic white “cigarette” that once reigned over the downtown region. As New Bedford transitions toward clean energy, the site was selected for its proximity to offshore wind blocks located approximately 15 miles south of Martha’s Vineyard and Nantucket islands, and the Cannon Street Power Plant was slated for demolition.
Foss Marine contracted Costello Dismantling Co., Inc. (Costello) of West Wareham, Massachusetts to assist in the demolition/decommissioning of the power plant. Costello then contracted Controlled Demolition, Inc. (CDI) of Phoenix, Maryland, to assist them in the explosives felling of the concrete chimney. CDI mobilized to the site and prepared the chimney in two (2) working days. On the morning of Friday, January 27, 2023, CDI successfully felled the chimney, to the north, over the edge of the boiler house.
The New Bedford Foss Marine Terminal will now support offshore wind projects and provide storage and laydown areas for wind farm equipment and materials, and berth facilities for a range of vessels such as crew transfer vessels, service vessels, and Foss tugs and barges.

Given the hanging debris from the damaged wind turbine and the condition of the tower, the wind farm owner decided to keep all personnel and investigators away from the damaged unit until a decision was made on how to safely proceed with the damaged structure. Less than a week later, high winds caused the damaged nacelle and blades to fall to grade near the base of the unit, leaving only the 78-meter-tall tower standing. The wind farm owner subsequently determined that the damaged unit was not a candidate for crane dismantling for reasons of duration of exposure to worker safety and looked for an alternative means of bringing the tower down quickly to reduce exposure of the foundation to tower oscillation and for potential reuse of the foundation for a replacement wind turbine unit.
The manufacturer took the lead and contacted CDI directly regarding our ability to fell the 78-meter-tall tower within a 45-degree arc in a direction that would avoid below-grade collection lines and disruption of debris at grade that had not as yet been inspected by consulting engineers/insurers. The goal was to retain use of the existing foundation for rapid erection of a replacement unit. A main demolition contractor was selected to prepare the unit in accordance with CDI’s plan under the supervision of the CDI field representative. CDI felled the tower at 9:37 AM local time in that direction of fall which would not disrupt debris at grade or cause damage to the foundation.Deauville Beach Resort Hotel – Controlled Demolition, Inc.TheLoizeauxGroupLLC2022-11-21 | In its heyday, the Deauville Beach Resort was a trendy symbol of South Florida, once hosting the Beatles, Frank Sinatra and John F. Kennedy. Built in 1957, the 192’ tall, 17-story hotel remained closed after an electrical fire in 2017 and an engineering report concluded that saving the structure was not feasible. In March of 2022, a Miami-Dade Circuit Court Judge, reportedly swayed by the tragic collapse of Champlain Towers South in Surfside in June of 2021, issued a formal demolition order for the Deauville Hotel. (Note: CDI aided the City of Surfside by imploding the remaining standing portion of the Champlain Towers South on July 4, 2021, following its initial collapse.)
The Owner ultimately awarded environmental remediation and demolition of the complex to The BG Group, LLC (BG Group) of Delray Beach, Florida, who then, in turn, contracted Controlled Demolition, Inc. (CDI) of Phoenix, Maryland, to perform the explosives felling of the 17-story high-rise portion of the hotel. CDI's explosives demolition methods provided for a safer demolition operation on this structurally diminished, reinforced concrete building, as compared to top-down, floor-by-floor or ground-based high-reach or crane mechanical demolition methods. Those conventional demolition methods would subject slabs below to excessive buildup and surcharge from debris generated by demolition, above, creating a risk of progressive failure in this building which has already been declared structurally unsafe by a local structural engineer. Any unplanned progressive failure of this structure would have put workmen, motorists, and pedestrians on Collins Avenue to the west and the beach walk to the east of the tower at sudden and extreme risk. Implosion also reduced the duration and, as a result, the negative impact of noise, dust, and various other demolition hazards to the general public, residential and business properties adjacent to the project site on the north, south, and west as compared to far longer conventional demolition.
CDI’s crew mobilized to the site in September of 2022 and drilled/loaded a total of 1241 holes on seven (7) floors, using almost two (2) miles of detonating cord and approximately 750 lb. of explosives. Under CDI’s direction, BG Group crews placed fence and geotextile fabric at-source protection on elements being blasted, perimeter curtain protection around floors to be blasted as well as a Conex box wall along Collins Avenue to protect adjacent businesses against air blast during the felling of the structure. The reinforced concrete beach walk, just 6’ from the east end of the tower, was carefully protected with steel plate and sand by BG Group per CDI’s design.
The morning of the implosion, Miami Beach Police and the Coast Guard secured land and ocean sides of the Exclusion Zone respectively. The Deauville was successfully imploded right on time at 8:00 AM and the structure collapsed in approximately nine (9) seconds following detonation, leaving a very low pile of well broken debris to facilitate safe and rapid removal by the BG Group. Following the successful implosion, businesses in Exclusion Zone were re-opened within the hour, Collins Avenue was fully reopened to vehicular, bicycle and pedestrian traffic by 11:00 AM, and the beach walk was reopened by 4:00 PM. The post-demolition survey revealed no changes from pre-existing conditions to adjacent improvements to remain. Vibration and air overpressure created by CDI’s implosion plan was a fraction of limits allowed by local, State and federal regulations.

Griffin Companies (DHG) of Asheville, North Carolina) performed the preparation for and successful explosives felling of steel girder Spans #1, #2, #4 and #5 on the Laurel Fork Creek Bridge. The remaining piers will be demolished conventionally by DHG.Charles P. Crane Generating Station – Controlled Demolition, Inc.TheLoizeauxGroupLLC2022-08-22 | The Charles P. Crane (CP Crane) Generating Station in Middle River, Maryland was shut down in 2018 after providing power to Maryland residents since 1961. The site was purchased by Forsite Development, Inc. and their project specific development entity, Bowleys Quarters Investments, awarded the remediation and demolition of existing structures to Control Services (CS) of Freehold, New Jersey. CS, in turn, retained Controlled Demolition, Inc. (CDI), to design and perform the energetic felling of two boilers, two 302' tall steel stacks/support structures, one blower structure, one precipitator, and one duct support structure in a single event to mitigate impact on neighboring communities.
Once environmental remediation was complete, CDI worked with CS, to get all structures prepared for the implosion event which was performed at 8:00 AM on August 19, 2022. Care was taken to perform the demolition at a time when local meteorological conditions would have minimal impact on the adjacent communities.
CS performed independent third-party dust monitoring around the perimeter of this site from the start of its operations and increased that monitoring the morning the structures were felled. Seismographs were placed around the site and in adjacent communities to document vibration and peak air overpressure from the explosives felling of the 26,000 metric tons of steel being brought to grade.
Linear shaped charges were placed in 688 locations with a total net explosives weight of 586 lb and a non-electric initiation system ensured the sequential elimination of supports under each separate structure to bring them down without conflicting with one another.
The project went off on schedule, with the support of local land and marine based regulatory agencies. The structures were felled exactly per plan, no property damage was reported, or complaints lodged by adjacent property owners. Vibration and peak air overpressure monitored were well below regulatory guidelines.
Control Services, the Main Demolition Contractor, expects it will take six months to salvage/recycle the debris and clear the site for future development by Bowleys Quarters Investments.

CDI designed the felling of twenty-four (24) of the units and protection of the foundations for potential reuse. The Wind Farm Owner inspected all twenty-four (24) units and approved them for the re-powering program using wind turbine generators of larger capacity. While none of the wind turbine foundations were to be retained, CDI experimented with different methods to preserve foundations and wind farm infrastructure on more than a dozen units. CDI’s crew felled almost 100 units in two (2) mobilizations to the site, in a total of just nine (9) working days, while permitting the Wind Farm Owner a 2-month window to complete salvage of blades and drive-train elements from an additional 19 wind turbines as replacement parts for similar units they operate at other wind farm locations. The units were safely felled, exactly per plan, and ahead of schedule.Coal Fired Hung Boiler, Coal Silo Bay, and Ash Silo – Controlled Demolition, Inc.TheLoizeauxGroupLLC2021-12-23 | After successfully felling the 495’ tall, reinforced concrete chimney at the same site in south central Florida for the first explosives phase on the project on June 16, 2021, CDI returned to fell the hung boiler parallel to the operational switchyard which the power company is maintaining as part of their transmission network. Given the proximity of protected wetlands behind the coal silo bay and adjacent to the air heater bay, CDI was asked to “drag” those structures away from the wetlands as part of the implosion sequence. CDI also felled the ash silo as part of this final explosives operation toward helping the power company eliminate its final coal fired power facility in Florida in furtherance of its green energy initiative. NorthStar selected CDI’s option of leaving the silo bay and integral silos in place during the implosion rather than pre-removing same, knowing that their large equipment would easily handle the increased height of the post-implosion debris pile on top of those silos.420 Main Street Building (Old National Bank) - Controlled Demolition, Inc.TheLoizeauxGroupLLC2021-11-24 | Controlled Demolition, Inc. (CDI) of Phoenix, Maryland, USA (acting as Explosives Subcontractor to Main Demolition Contractor, Renascent, Inc. of Indianapolis, Indiana) performs the preparation for and explosives felling of one (1), 166,300 square foot, 19-story, reinforced concrete office building in Evansville, Indiana on Sunday, November 21, 2021. Renascent, working for General Contractor, Barton Malow, who represented the developer, DOMO Development Company, LLC, performed environmental remediation in the structure before soft stripping the building and gutting out CDI’s specified shot floors. Renascent placed debris to support the two (2) street side basement walls which had not been designed as free-standing retaining walls. They installed cables on multiple floors of the structure, per CDI’s design, so that CDI could pull the tower away from those basement walls to remain and adjacent streets/structures.
Vibration monitoring of CDI’s felling of the 18,000-ton structure demonstrated vibration levels well below regulatory guidelines.Twenty-One (21) Wind Turbines - Controlled Demolition, Inc.TheLoizeauxGroupLLC2021-11-16 | The General Contractor and the Main Demolition Contractor (Central Surplus) contacted Controlled Demolition, Inc. (CDI) in July of 2021, to assist them with the fast-track felling of twenty-one (21), 3 MW Wind Turbines that were being retired and decommissioned in west central Texas.
Upon Notice to Proceed, CDI immediately began to fabricate the specialty explosives needed to match the shell thickness and radius of these Units. Once the Wind Farm Owner deenergized the Units and oils were completely removed, CDI mobilized to the site and worked quickly with Central Surplus to pre-prepare the Wind Turbine Units in consideration of their 105-meter (345’) hub height and the forecast windspeed and direction, so that CDI’s felling crew could move quickly to take advantage of favorable winds for felling specific Units throughout the Wind Farm.
CDI laid out and monitored preparations for a week before mobilizing CDI’s explosives crew to fell all twenty-one (21) Units over a 2-day period. The Main Demolition Contractor will remove debris from the felled structures, recycling as much material as possible, before restoring the site for return to the wind farm Owner’s control.Pinto Creek Bridge - Controlled Demolition, Inc.TheLoizeauxGroupLLC2021-11-02 | Controlled Demolition, Inc.
