I always looked for broken down houses, never wanted what others call a turn key house. Elbow grease with some design changes made up the magic that it took to put homes back into service. Three bedroom, one bath homes turned into Four bedroom two bath houses. Moving walls, changing kitchen layouts it was all great fun.
Here is a house I spotted and told my friends about. Since the time of this video, I found another and passed that one along to another friend. These homes are always around us if you drive slowly and carefully through life.

The house pictured was damaged in a fire and sold for under $20,000. A similar sized home in the neighborhood is renting for $1,200. We can use the $1,200 rental amount to calibrate how much you can safely spend on this home. The $84,000 figure above establishes a ceiling, however even with the high cost of materials, I would imagine you could complete the repairs and remodeling of this home for less than an additional $20,000. provided you do the majority of the labor yourselves.
My friends, it is not how many homes you own, it is all about how good the loans are. A $30,000 or $40,000 dollar project can be funded by many people. There are many among us who are holding money with no place to invest it. They are embarrassed to admit that it sits in banks losing value.
