I know it's been awhile since I have uploaded videos but am trying to get back in some sort of routine editing what clips I do have on my harddrive.
So, I wanted to start by making a short films, something unique to say thankyou for staying with us during this journey in building our new home and farmstead!
I took lots of photos and videos of the build and will be uploading them as soon as I figure out a good editing software from my personal needs.
It takes practice and I'm rusty! LOL!

All my approvals from county and highway are in for the final building permit, my surveyor has turned in the site plan, the officials came out and looked everything over and the county surveyor called with approval of both house and pond yesterday. I may need the pond for the extra backfill around house. I'm approving it now, so it won't hold up construction backfill times later!
Bringing in dirt can be about $5k to $10k add on to your foundation bill. Reduce that if you can. Why not pay to dig a pond instead?! I plan to dig 10' deep so that I can legally stock the pond with catfish and bass.
We have a eaterie up the road that buys fresh fish from locals. It's another money-maker as it's a very popular eatery around here.
If you can, have your surveyor put pins on drive location, and at least 2 front corners of your house location. I do four corners. But a good foundation company can shoot those pins when digging if they have one or two pins to go off of. Just more tid-bits there.
So, once I pass all my mini-subdivision approvals (development for a one house dwelling), I then get bids on my project while I get the building permits through. A late snow is coming and it looks like I could lose my fruit crop, I'm hoping not; I do depend on that for canning and giving away to the needy each year! Oh- boy!
Day 2; making sure all my ducks are in a row and nobody is missing in the schedule. Get a game plan and stick to it!
Most costly mistakes, is changing your mind or slow-to-show companies that do a half-hazard job that have to come back again. Never put your electricians and plumbers and HVAC in house at the same time; give them each their due time needed to get the job done. If they don't show up on time, then dble them up. Then they have no right to complain.
Be curteous though and expect the same in return. My crews are all great and work with my schedule with no issues as they know I bring in other jobs.
That gets me better pricing as well.
Be sure and have all your credit accounts set up for deliveries to arrive on time!

The nice Spring Thaw has arrived and for me, construction season officially begins. I've done all my preps for paperwork and approvals through the fall and winter, and have renewed any expired permits; got my plans drafted and on CADD and stamped by the Engineer. I've met with all my code specialists that will be floating in the background making sure I reach my R-factor goals in walls and such...and all my accounts at material houses are set up for credit and fully-owed payments at the end of each month. The is important to get your materials to your job site faster and with ease. This will also includes a salesmen in the industry to appear on your site weekly, helping you get your measurements and supply list accurate. My goal is very few materials left in the dumpster! The bids are almost all in, and the final 2 to 4 posts survey of house and driveway to garage is near. I've had the in person meetup and the surveyor has to make a plot plan for the permit board. Once he gets that to the board and to County Surveyor, the Co. Surveyor will then finish a '1st' level plane draft showing height of bottom of first floor to the ground (about 20-24 inches) in my case. And I already turned in my R-rating approval by a professional which is now required as well. A lot going on in the background, and it took a lot of running around for 6 months and several approval board meetups, lots of letters to neighbors and more meetings to pass through. But we attained our Country Approval in a county that is hard to gain approval in; they like keeping farm ground as such, but since a house sat on this land, they allowed me to push ahead.
I will always suggest you go through this process BEFORE closing on land, if the landowners have not already made the land "Buildable". Saying it's buildable and jumping through all the board's hoops are entirely two different entities! Do not get caught paying for land that is no use to you! It took 45 exactly to get my flood plain report in the email. Do this first! Whether house is in flood plain or not, you MUST have this for the board to get a pre-approval for the building permits. It is a 3 step process to build in Clinton Co. Indiana and it turns a lot of ppl off from building here. I say it's important for safety reasons and other than slowing me down from building in subdivisions, country building approvals just take time and patience. Just do as they say and don't argue. Get it done and jump through their hoops. If the house is worth it to you, you should have at least $8K in the bank and ready to write checks in the first 2 stages of approvals. Getting septic soil tests and septic digger on board with his draft of the area plan, to get the well guy out and electric turned on...can break your building funds quickly if you do not expect the truth is costs to build, up front. This entire process is where a builder really starts earning his money! If a builder does all these steps for you, it's an extra $15 or more on your construction labor costs. So, you can save by getting your land "Buildable" yourself. We prefer you do this, make it ready for us to come in and start our job. I post a banner to let neighbors know (wagging tongues are great advertizers)...and I love it when farmers stop by to say hello. I learn a lot from the ole' timers too! They will also help keep an eye on your job site tools and belongings. I've found that most ppl in this county don't lock their doors! Why? Well- big and little Johnny are hunters and they can shoot a deer or a duck at 500 yards -- they can also be very unfriendly to those who trespass. I feel it's one of the biggest reasons they do stop in to say hi, they want to see your face when they come by to yell at you later, for a crew being == well-- not worthy to pick their corn! You know what I mean? So, we stay at peace with farmers and give their hounds treats as they pass by; this way, I get help if I need it and few tidbits I can use down the road; Frank said Albert cut his alfapha last year, maybe he'll cut yours for a small fee? He's needs the hay too! Just saying! It's all in who you rub elbows with in the county! Yippee!

Storing Biscuit mix is easier than storing all the ingredients to make it. Saves room in pantry as well. But making pre-mixes at the last minute can be daunting. I suggest, if you've waited to the last minute to prep and a disaster happens, try buying these large boxes of biscuit pancake mix. Nothing is as good as homemade, of course, but it will do in a pinch! Right? So let me know how you store and use pre-made biscuit mix!

My kids and Huskey have been hard on my furniture over the years, this sofa set is over 9 years old. The realtor that sold my house, said she wanted them! That means I took great care of them. Slipcovered Friday Sofas from Jc Penny all those years ago; ppl though I was nuts. Now look at them...they look good as ...well- maybe not new...but they look good! LOL!

RECIPE:
JANIE'S BUM-BUM RASH CREAM
INGREDIENTS:
1/2 cup Shea butter
4 tbsp coconut oil
1 Tbsp Jojoba Oil (can use Olive Oil)
1 Tbsp Vitamin E oil
2 Tbsp zinc oxide
3 Tbsp bentonite clay
1 Tbsp bees wax chips, melted
4 drops lavender, chamomile, or other essential oil
INSTRUCTIONS:
Add the Shea butter and coconut oil to a double boiler. Heat on low until melted.
Stir in Jojoba Oil
Stir in Vitamin "E" oil
Stir in the zinc oxide.
Stir in the bentonite clay.
Stir with a blender stick one minute,
Add in melted bees wax and whip 30 seconds more'
Add your desired essential oil and whip 20 seconds more.
Store in a lidded mason jar, for up to one year.
*no refrigeration is needed.

Had it checked out and replaced to front tires and had it balanced. Still, did it again on another 2 lane main roadway a week later. Scared we'd crash and die, as the steering wheel is hard to handle at this point, we thought we couldn't even live with ourselves if we sold it. So, we set out to find the issue. It ended up being an easy self-fix situation. Our sway bars were no longer carrying gaskets!!
They'd go into shake mode and it was horrific to say the least!
Janie even as much said she'd never drive in the RV again!
I didn't blame her! It was dangerous. I later learned our event was called "The Death Wobble" as it's that dangerous!
Fixed we've enjoyed our RV for over a year!
We waited to upload this video to make sure it worked for us on a long-term situation. It has and we are happy we were able to find and fix the issue!
